What does our Whole Home Inspection entail?
An intake call: We want to understand your context i.e., if anyone in the home is currently symptomatic and/or their history with mold illness and the known history of the home, any suspicions, etc.
Review of previous inspection reports: Such as the Home Inspection report from when you purchased the home, any previous mold inspection reports, any lab reports from professional or DIY testing that has been done.
Basic survey of the exterior of the home: This includes things like grading, siding, windows, doors, penetrations, etc. Please note, we do not get on the roof, we inspect from ground level utilizing binoculars. This is a limitation of our inspection.
Thermal imaging/Infrared scan: All exterior walls, windows, doors, ceilings, plumbing, etc.
Moisture investigation: All plumbing, toilets, showers and any suspect areas using a combo pinless/pin moisture meter.
Detailed visual inspection: of the entire interior of the home, including attic and crawlspace (see fee schedule for details). *Please note, we do not pull-out water-based appliances (dishwasher, washing machine, refrigerator), we inspect as best we can within this limitation. Homeowners may opt to very cautiously do this prior to our arrival.
Indoor Air Quality (IAQ) screenings: Psychrometrics (primarily temperature and humidity); Combustible gases
Endoscopic/invasive video inspection: Inspection generally takes approximately 3-6 hours on average
A detailed written report that includes:
All observed areas of “concern”
All observed areas of “caution”
Custom-tailored scope of work for remediation (if applicable)
Protocol for remediation specific to hypersensitive occupants (if applicable)
General recommendations for hypersensitive occupants
Post-inspection Q&A: Upon request once your report has been issued; contact us to schedule
What is our approach to sampling?
We are not “mold testers”, we are a highly skilled mold inspector and indoor environmental professional (IEP).
We utilize sampling to support or validate our inspection findings or suspicions. We do not test just to test and we do not test blindly. Our goal is to visually identify any areas of concern (water damage and/or mold) and utilize sampling where it makes sense to do so.
We believe in responsible, strategic, cost-effective sampling methodologies.
We determine the recommended sampling strategy based upon what we observe during the inspection. If applicable, we make recommendations on what sampling we might recommend and why; the client then decides if they want to proceed with sampling or not.
We never pressure our clients to add cost by adding sampling.
